The Model Home Rep Works for the Builder

When you walk into a builder's model home, the sales agent you meet is employed by that builder. They are professional, often knowledgeable, and usually genuinely helpful. But they represent the builder's interests. That is their job, and there is nothing wrong with it. The problem is when buyers assume they're getting representation they're not actually getting.

What a Buyer's Agent Actually Does for You in New Construction

  • Reviews your contract — Builder contracts are written by the builder's attorneys, for the builder's benefit. An experienced buyer's agent reads every line and flags what needs to change.

  • Negotiates on your behalf — Upgrades, closing cost contributions, rate buydowns, move-in timelines. Builders negotiate. Most buyers just don't know to ask.

  • Flags MUD and PID assessments — These can add $200–$400/month to your payment. A sharp buyer's agent spots them before you sign, not at closing.

  • Manages independent inspections — Builder inspections are not independent. A buyer's agent brings in their own inspector at key milestones.

  • Protects you if something goes wrong — If the build falls behind, materials change, or a dispute arises, you want someone in your corner.
