What Builder Incentives Are Available in DFW Right Now?

Right now, you have more leverage than you think. The DFW new construction market in 2026 is more competitive than it's been in years. Builders are fighting for buyers — and the incentives reflect that. Here's what's actually on the table, how to find it, and the catch most buyers miss.
What Builders in DFW Are Offering Right Now
Interest rate buydowns: The most common incentive right now. A 2/1 buydown temporarily reduces your rate for the first two years. A permanent buydown locks in a lower rate for the life of the loan.
Closing cost contributions: $5,000–$15,000 toward your closing costs is common. Some builders go higher on spec homes they need to move.
Design center credits: $10,000–$30,000 to spend on upgrades — flooring, countertops, fixtures. Sounds great. Watch the pricing.
Appliance packages and extras: Refrigerators, washers/dryers, fencing, and landscaping packages are being offered by builders who want to stand out.
Price reductions: Over 40% of builders nationally reduced prices heading into 2026. In DFW, reductions of 3–7% off base price are not unusual on standing inventory.
The Catch Most Buyers Miss
Nearly all of these incentives are tied to using the builder's preferred lender. Sometimes that's a genuinely great deal. Sometimes it's not. The only way to know is to run the numbers both ways. Get a quote from the builder's preferred lender. Get a quote from an independent mortgage broker. Compare the total cost of the loan — not just the monthly payment. Look at the APR, the fees, and the total interest paid. We will always tell you which deal is actually better for you. Even when it is not ours.
How to Negotiate Beyond the Listed Incentives
The incentives you see advertised are the floor, not the ceiling. Ask what else is available. Ask about lot premiums being waived. Ask about extended rate locks. Ask what happens to the incentives if rates change before closing. Ask on standing inventory — builders with completed homes sitting are far more motivated. The worst they can say is no.
