10 Questions to Ask Your Homebuilder

Building a home in Dallas-Fort Worth is one of the biggest financial decisions you'll ever make.
Most people walk into that first builder meeting without knowing what to ask.
We've been on both sides of that table — as builders and as licensed Realtors. Here are the 10 questions we'd tell our own family to ask before signing anything.
1. Can I talk to previous clients and see finished homes?
Any builder worth trusting hands you references without hesitation. We'll connect you directly. Every time.
2. How do you handle budgeting and cost transparency?
Get an itemized breakdown — not a round number. In DFW, ask about MUD and PID tax assessments too. Most buyers don't find out until closing.
3. What's the realistic timeline — and what happens if you fall behind?
Ask for a written milestone schedule. North Texas summers are brutal and material delays are still real in 2026.
4. How flexible are you with customization?
There's a difference between three cabinet colors and a builder who works with your vision. We've built 100+ homes — 60 with our own money on the line.
5. How do you ensure quality throughout the build?
Who's on your job site daily? We ask on every project: would we build it this way for our own family?
6. Are you insured and familiar with local building codes?
Permitting varies across DFW — McKinney, Frisco, Allen, Prosper all operate differently. We've been building here for 8 years.
7. Who is my point of contact — and how often will I hear from you?
You shouldn't chase updates on your own home. You'll always know where your build stands — without asking.
8. How do you manage design selections and upgrades?
The design center is where budgets quietly get away from people. We guide every client on where to spend and where to save.
9. What's the process if I want to make a change mid-build?
We'd rather over-communicate early than process a painful change order later.
10. What warranty and post-close support do you offer?
A warranty policy tells you how confident a builder is in their own work. We stand behind every home — because we built it like it was ours.
A builder who gets defensive about any of these questions is telling you something.
