How to Handle a Roof Insurance Claim in DFW Without Leaving Money on the Table

A roof insurance claim in Dallas-Fort Worth is not complicated — but it is easy to undervalue. Most homeowners get less than they're owed not because they were treated unfairly, but because they didn't know what to ask for, didn't document what they should have, and didn't push back when the adjuster's estimate came in short.

Understand Who the Adjuster Works For

Your insurance company's adjuster is a professional, and most of them are fair. But they work for the insurance company. Their job is to assess your claim accurately — which is not always the same as making sure you get everything you're owed. Knowing that helps you approach the inspection as a participant, not a bystander.

Step 1: Get Your Own Inspection First

Before your adjuster visits, get a written inspection from a qualified roofing contractor. This gives you an independent assessment of the damage and a written scope of repair to compare against the adjuster's estimate. This step alone is the biggest difference between a homeowner who gets a fair settlement and one who gets what the insurance company initially offers.

Step 2: Be Present During the Adjuster Inspection

Walk the property together. Bring your contractor if possible. The items most commonly missed or undervalued in DFW hail claims:

  • Granule loss across the full shingle field — not just visibly cracked shingles

  • Flashing damage around chimneys, skylights, and vents

  • Gutters and downspouts — often overlooked entirely

  • Fascia, soffit, and painted wood trim with hail impact marks

  • AC condenser fin damage — frequently missed, rarely challenged

  • Matching requirements — Texas law may require full replacement if matching materials are unavailable

Step 3: Understand Replacement Cost vs. Actual Cash Value

  • Replacement Cost Coverage (RCV): Pays what it costs to repair or replace at today's prices.

  • Actual Cash Value (ACV): Pays replacement cost minus depreciation. A 15-year-old roof may be depreciated to 40% of its replacement cost.

Check your policy before a storm, not after. The difference can be worth tens of thousands of dollars on a major claim.

Step 4: If the Estimate Is Short, Push Back

You have the right to dispute an adjuster's assessment. Get a written repair estimate from your contractor, submit it to your insurer requesting a supplemental review, and if needed consider a public adjuster. In DFW's active hail market, supplemental claims are common and accepted.
