What to Do When Your House Floods

There's a particular kind of panic that comes with walking into a flooded room. It doesn't matter if it's an inch or a foot — your brain locks up, and the decisions that matter most are the ones you're least prepared to make. This is the guide we wish every homeowner had before it happened.
First: Get Everyone Out and Get Safe
Before anything else — people over property. Two things will hurt you faster than the water itself: electricity and structural collapse. Water and live current in the same space is immediately life-threatening. A ceiling full of water carries hundreds of pounds. Sagging drywall, bowing floors, and cracked walls are signs to back out and stay out. When in doubt, leave and call.
Shut Off the Water If You Can
If the flood is coming from inside your home — a burst pipe, a failed water heater, a broken supply line — shut off your main water valve the moment you identify the source. Document Before You Touch
This is the step that saves you thousands — or costs you thousands if you skip it. Before you move furniture, pull up flooring, or throw anything away — photograph and video everything. Every room. Every damaged surface. Every ruined item. Wide shots and close-ups. Let your phone timestamp them automatically. Your insurance company is going to ask. The more complete your documentation, the less room there is for disputes.
Get the Water Out — Fast
Mold can begin growing within 24 to 48 hours of a flood event. In a North Texas summer, with our humidity, that window gets even tighter. Start extracting standing water immediately — wet/dry vacuums, pumps, or a professional extraction crew. Water you can see is the easy part. Water that's absorbed into your structure is where the real damage lives.
Dry It Out Completely — Not Just on the Surface
Open windows. Run fans. Deploy dehumidifiers. Pull up wet carpet and flooring. Cut out saturated drywall and insulation — not just the pieces that look bad, but everything that got wet. Wet materials inside your walls will grow mold in days, and mold remediation is significantly more expensive than drywall replacement. If it's wet, it comes out. That's the rule.
Disinfect Everything That Got Wet
Floodwater carries bacteria, chemicals, and pathogens. Once dry, every affected surface needs to be properly disinfected. If you're seeing mold already — any discoloration, musty smell, or visible growth — stop and call a professional mold remediation company before you disturb it. Mold spreads when it's agitated.
Get a Professional Assessment Before You Rebuild
Rebuilding over damaged structure is how a $10,000 problem becomes a $60,000 problem five years later. Before anything gets covered back up, have someone qualified look at what's underneath — framing, subfloor, foundation, all of it. The right restoration team isn't just replacing what you can see. They're making sure what you can't see is sound.
